Conor Black

Owner, Builder

Conor Black is deeply passionate about building more than just houses—he builds lasting relationships through truly custom homes. With over a decade of experience in residential construction, Conor has managed and delivered more than 100 personalized projects, ranging from luxury custom homes to complex renovations and multi-home developments across Northern Virginia and the Fredericksburg region.
Conor believes that great homes begin with great conversations. He takes the time to understand each client’s vision, lifestyle, and priorities, ensuring that every home is thoughtfully designed and expertly built to reflect the people who live in it. His approach is rooted in collaboration, transparency, and clear communication, allowing clients to feel confident, informed, and supported from the first meeting through final completion.

Before joining BDR Homes, Conor held senior project management roles with respected residential and commercial builders, overseeing multimillion-dollar projects, managing large teams, and navigating complex permitting, budgeting, and inspection processes. This background gives him a unique ability to anticipate challenges, manage details, and deliver high-quality results without surprises.

Through BDR Homes, Conor remains hands-on throughout every phase of construction, committed to craftsmanship, integrity, and accountability. His goal is simple: to create homes that are not only beautifully built, but places where families feel truly at home for years to come.

Corey Dutko

Owner

Corey brings unmatched zest and a deep-rooted passion for real estate that emanates through every transaction, renovation, and ground-up build he touches. After graduating from James Madison University, he began his career in real estate with one of the Top Ten Realty groups in the country. Since 2009, Corey has been personally involved in over 150 real estate investment projects — ranging from cosmetic flips and full-gut renovations to custom new construction homes — yielding profits of over $10,000,000.

Corey and Sean Ragen have been business partners for more than 20 years, building one of Northern Virginia’s most respected real estate operations brick by brick. In 2012, the two launched the real estate investment firm Northern Virginia Investments, cutting their teeth on dozens of value-add renovations across the region. Drawing on his extensive real estate, design, and construction expertise, Corey is able to pass along expert investment advice to clients — helping them maximize value in their homes whether they are first-time buyers or seasoned investors.

Utilizing their passion for real estate, Corey and Sean continue to build out their rental portfolio, which now consists of townhomes, condos, single-family homes, and multifamilies throughout Virginia. Over the years, D|R agents have helped more than 1,500 families achieve their real estate goals, and on the development and investing side they’ve had the privilege of representing and advising clients on more than 500 profitable projects. With their client-first approach, 75% of their business comes from repeat clients and referrals — the people they consider their D|R family.

When Corey isn’t advising clients, walking job sites, or scouting the next investment opportunity, you’ll find him spending time with his wife Ryla, son Zain, and their dog — boating, fishing, and enjoying the outdoors.

Sean Ragen

Owner

The truth is, I’m a real estate junkie! As a 3rd generation lifelong resident of Northern Virginia, I have a true passion for all things DMV. I was blessed at a young age (in high school) to have absolute clarity of what I wanted to do in life — and that was to immerse myself completely into the real estate industry. After graduating from Christopher Newport University in 2007 with a focus in Economics, I dove feet first into the world of real estate, and I couldn’t have timed it better.

Within 6 months the Great Recession was upon us, and the real estate world was turned upside down. These tumultuous times called for extreme measures, and in order to navigate the challenging market dynamics two things were certain if my young career was going to survive: 1) I needed to hone my skills and truly learn all that I could, and 2) Always put others first and bring value to them. During this time, Corey Dutko (my business partner of more than 20 years now) and I were able to get our PhDs in real estate — the street version — a priceless experience I am forever grateful for. We helped numerous families through the home buying process during a deeply uncertain time, guided sellers through the challenging short sale process, assisted asset managers at large banks with their REO (foreclosure) portfolios, and advised investor clients on how to identify, improve, and resell homes for profit. Being involved across so many segments of the marketplace broadened a skillset that our clients still benefit from today.

We’ve been extremely fortunate over the years to serve more than 1,500 families with their real estate needs. With our proven strategies and customer service as a top focus, 75% of our business is repeat and referral — a testament we are very proud of. On the development and investing side, we’ve had the privilege of representing and advising clients on more than 500 profitable projects, and through BDR Homes we’re now delivering that same level of care directly as builders.

Tim Ragen

Project Manager

Tim was born and raised in Northern Virginia and graduated from Annandale High School. After graduation he worked in commercial brickwork for 3 years and then traveled the country for 8 months, working a variety of odd jobs as needed. Tim attended Northern Virginia Community College and received an Associates Degree in business management. It was there that he met the love of his life and wife of 33 years, Cynthia.

Tim spent 3 years working for a local geotechnical engineering firm where he became certified in soil, concrete and structural steel testing and inspection. For the next 25 years, Tim worked for a custom home builder in Howard County, MD where he started as a field superintendent and ended as Vice President of Production. When the company closed in 2012, he had been involved with the design, construction and management of 237 homes. In 2013, Tim began working with Sean and Corey (Owners of D|R Homes), providing project management services on their investment properties. He joined the D|R Homes Enterprise full-time as the project manager in 2015 and continues his work for them and Conor now at BDR.
